Will laminate flooring increase the resale value of my home?

Yes, especially if it is wood-look laminate. We are told by the real estate professionals that potential buyers often will pay up to 2.5 percent more for a home with hardwood floors.  

Real hardwood will always be more valuable to buyers, but even a resemblance, providing that the flooring is still new; will add just the visual appeal that often results in offers. Buyers, however, don’t just look for the aesthetics. While they prefer natural materials, such as wood, stone, and tile, they also look to the “bones” of a home to satisfy their practical sides.

A laminate floor may just have some other characteristics that may appeal to buyers, such as durability, as well as its resistance to scratches and stains.  It also doesn’t fade in direct sunlight, and that can be a big plus.  

Other reasons to love it

  • Design. No discussion can ever be complete without talking about style, because the flooring is just not what you may remember from decades ago.  

These days, high definition photography with texturing gives added depth and dimension and offers a remarkably similar look of wood, tile, or stone. It can even be cut into planks or tile-sized pieces to provide seams that make it even more realistic.

There’s an assortment of colors, species, patterns, designs, and finishes. Add a pop of color with the tile look; give your home some architectural interest with stone, or install glossy “wood” floors. This will be a home worthy of the design pages.

  • Durability. Laminate is a layered product. At the top is a clear plastic wear layer, coated with aluminum oxide that protects the floor from scratches and dents. It’s impossible to “walk off” an image.
  • Easy Care. Just sweep regularly. For deeper cleaning, use a well-wrung mop with a manufacturer-approved detergent.

While laminate can be highly water-resistant, it is not totally waterproof. It’s also made with wood byproducts, and wood can be damaged by water. If water gets into the joists, it can cause warping and cupping. Wipe spills immediately and don’t use a wet mop when you clean it.
